Huntsville TX is in Walker County, not Montgomery County. It is the Walker County seat, about 46,000 people, roughly 33 miles up I-45 from Conroe. Nothing on this site about Montgomery County rules governs a Walker County parcel, and we do not pretend otherwise.
And we write it Huntsville TX every time, because a bare search for the name returns Huntsville, Alabama — a much larger city carrying an identical name. If you came looking for Alabama, wrong state. What makes land in Huntsville TX different
These are the largest tracts in anything we cover. South of here the argument is over quarter-acre lots. Up here the ordinary conversation is forty acres, a hundred, sometimes several hundred, and the logic changes with the scale. You do not clear a tract that size. You clear the part you will use and you plan for the rest.
Real merchantable timber, not brush with trees in it. Loblolly and shortleaf hold the ridges; the bottoms run to sweetgum, blackgum, elm, water oak and white oak, with yaupon through the uplands beneath. That is standing inventory. Find out what the pine is worth before any of it goes into the ground. A buyer’s opinion costs nothing and a mulcher is permanent.
A timber harvest is not a land clearing, and confusing the two is the expensive mistake here. A logging crew takes merchantable stems and leaves tops, limbs, slash, stumps, skid trails and ruts. That is the normal outcome of a harvest — and it is the condition many tracts are in when somebody calls us. Clearing starts where the harvest stops.
About eight inches is where a mulching head gives out, and much of this stand is over it. On lighter regrowth most of what comes down mulches; on genuine Walker County timber ground the share of oversize trunks is high enough that excavator work sets the schedule. Two tracts of identical acreage can differ by weeks on that one variable.
The national forest is the neighbor. Sam Houston National Forest covers roughly 163,000 acres across Walker, San Jacinto and Montgomery counties, with the ranger district office at New Waverly and the 128-mile Lone Star Hiking Trail through it. Huntsville State Park — about 2,083 acres around Lake Raven, six miles southwest of the city — sits inside the forest boundary. Property adjoining federal ground raises boundary, easement and wildfire questions that do not exist in a subdivision.
East and west of town are different jobs. SH 19 leaves I-45 on the southeast side and runs north through Riverside, crossing the Trinity River before Trinity; that way the country falls toward river bottom, heavier hardwood and softer footing. SH 30 heads the other direction toward Roans Prairie and College Station, and the ground opens up.
Walker County rules, and why they are not Montgomery County’s
No Texas county has zoning authority, and Walker is no exception. What it has is a Planning and Development department, and on unincorporated ground that office is the one you deal with: subdivision and land development review, floodplain management, on-site wastewater, 911 addressing, and driveway and access permits off county roads. Different counter, different forms, same categories.
Inside the Huntsville TX city limits it is a city matter. The city runs a development code with zoning districts, which is unusual for this region and is not something the surrounding county does. Limits and ETJ are worth confirming before scheduling.
Walker County’s burn ban is its own. Walker County’s Commissioners Court adopts it, and it can be in force on a week Montgomery County’s is lifted, or the reverse — so a ban you read about in Conroe tells you nothing about a tract on FM 1791. Next to 163,000 acres of federal pine, a ban is not a formality. But here is the difference that works in your favor up here: Montgomery County sits in an ozone nonattainment area, so burning cleared brush there is allowed only where no practical alternative exists. Walker County is not in one. With no ban running, burning plant growth off your own tract is genuinely more workable on a Huntsville property than on the same job thirty miles south — 300 feet off neighboring occupied structures, wind between six and 23 mph, an hour after sunrise to an hour before sunset, fire department notified. Household garbage is a separate matter and stays barred wherever collection is provided.
Changing the use of a timber-valued tract has a tax consequence. Land carrying open-space timber valuation that gets converted to homesite or pasture can be reassessed, and a rollback can follow. The Walker County Appraisal District is the office to ask, before the clearing rather than after.

Common questions
Is Huntsville in Montgomery County? No. Huntsville TX is the county seat of Walker County. Montgomery County’s northern line is well south of it, and permits, appraisal and burn bans all run through Walker County offices rather than Montgomery ones.
Do you really come that far north? Yes. It is a straight run up I-45 from Conroe, about 33 miles, and FM 1791 links Walker County to north Montgomery County at FM 149 over roughly eighteen miles of the same country. Large tracts justify the drive in a way a small lot does not.
My land backs up to the national forest. Does that limit me? On your own side of the line, not much — but it makes the line itself matter. Know exactly where it runs before a machine gets near it, and treat fire risk as live rather than theoretical.
The loggers come in the spring. When do you come in? After. Sequencing it the other way costs you twice, because you pay to clear ground the harvest is about to tear up again. Let the crew take the merchantable stems, then the slash, stumps and ruts get handled in one pass.
